Job Overview: The Business Development Manager is responsible for driving the growth and expansion of the company by identifying and securing new locations for business operations. This role involves building and managing relationships with landlords and property owners, negotiating lease agreements, and ensuring that the identified spaces align with the company’s strategic goals. The ideal candidate will have a strong background in real estate, excellent negotiation skills, and the ability to work collaboratively with internal and external stakeholders.

Key Responsibilities: Business Development: Identify and evaluate potential business opportunities for expansion, focusing on securing prime locations that align with the company's strategic goals. Conduct market research to identify trends, competitor locations, and emerging opportunities within target markets. Develop and maintain a pipeline of potential sites, ensuring a steady flow of viable options for consideration. Landlord Network Management: Build and maintain strong relationships with landlords, property owners, and real estate brokers. Regularly communicate with existing landlords to manage relationships, address concerns, and negotiate favourable terms for lease renewals. Develop strategies to expand the network of landlords and property owners to secure better opportunities for the company. Lease Agreement Negotiation: Lead negotiations for lease agreements, ensuring favourable terms and conditions that meet the company’s financial and operational requirements. Work closely with the legal team to review lease contracts, ensuring all terms are compliant with local regulations and aligned with company policies. Manage the lease renewal process, including renegotiating terms and identifying opportunities for cost savings. Identifying and Securing Space: Visit potential sites, conduct site evaluations, and assess the suitability of locations based on factors such as accessibility, visibility, and market demographics. Coordinate with architects, designers, and construction teams to ensure that the selected space meets the company's specifications and is ready for business operations. Reporting and Analysis: Prepare regular reports on market conditions, potential sites, and the status of ongoing negotiations. Analyze the financial implications of lease agreements and provide recommendations to senior management. Track key performance indicators (KPIs) related to site acquisition and lease management.

Qualifications: Bachelor’s degree in Business, Real Estate, or a related field. MBA or advanced degree is a plus. Proven experience in business development, real estate management, or a related role. Strong understanding of commercial real estate markets, leasing processes, and property management. Excellent negotiation, communication, and interpersonal skills. Ability to analyze market trends and financial data to make informed decisions. Proficiency in using CRM systems, real estate management software, and MS Office Suite. Strong organizational skills with the ability to manage multiple projects simultaneously.
